• They prioritize insurance early. Not just for budgeting, but for understanding real risk. Insurance is becoming a major factor in affordability and long-term ownership in mountain markets—and knowing this upfront can save you from surprises later.

• They make the offer anyway. I’m seeing sold properties closing well below list price in many areas. Sellers are sitting longer than expected, which creates opportunity.
